In order to support you through your selling journey Jonathan Hunt has outlined the key stages:
STAGE 1 - VALUATION
If you are considering selling your home now or in the near future Jonathan Hunt can offer a free, no obligation, accurate market appraisal . We have experienced staff who are specialists in your local area.
STAGE 2 - INSTRUCTING THE AGENT / PREPARING PROPERTY DETAILS
Having received your valuation, we will then proceed to prepare bespoke marketing materials highlighting all relevant details for your property. We will ensure that your sale details specifically target the relevant applicants, highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs, EPC, location maps, and optional floor plan.
STAGE 3 - MARKETING
Your property is now ready to market. Once you have seen and approved the particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by the team at Jonathan Hunt, with the option of having accompanied viewings if you prefer or are unable to make the date. As part of our commitment to providing a coherent and effective service, we will work with you to devise a bespoke marketing campaign that is designed to maximise the profile of your property in an appropriate and targeted manner.
STAGE 4 - OFFERS
Offers received are promptly notified over the phone and then followed up in writing. Our competent sales team will negotiate between you and your prospective buyers in order that we may reach the best price for your property. We will inform you of the position of the buyers and liaise with you until an acceptable offer has been agreed.
STAGE 5 - SALE AGREED
At this stage you will need to instruct a solicitor. Jonathan Hunt are happy to recommend local firms if you need support in this area. The solicitors will then write to all parties. The buyers will instruct a surveyor to conduct a survey of your property (the “Agreed Sale” is subject to the contract and survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey. Your solicitors will request the Title Deeds for your property and the Fixtures and Fittings form must be completed at this stage. The solicitors will draw up the Draft Contract, which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out. Once the Draft Contract has been approved, it can be signed by both parties.
STAGE 6 - UPDATING YOU ON YOUR SALE
At Jonathan Hunt, we pride ourselves on our conscientious sales management. We aim to keep you regularly updated on the sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure your sale progresses as smoothly and as stress-free as possible.
STAGE 7 - EXCHANGE OF CONTRACTS
Once the mortgage offer has been received and cleared, funds will be placed with your buyer’s solicitor and a mutually convenient date will be agreed for exchange of contracts.
STAGE 8 - COMPLETION
The completion and your actual house move can take place between one day and several months after exchange of contracts, depending on the buyers, sellers and their respective solicitors.
